Condo buyer learns 'new' water heater is 11 years old, igniting a fight over how long tanks last

"Mine lasted 30 years, and was still working when I replaced it."

A condo buyer thought the condo came with a relatively recent water heater until a photo of the label, posted to the r/askaplumber subreddit for help, pointed to a much older date than expected.

The revelation sparked a debate as replacing a water heater can be expensive, but a new heat pump water heater can significantly reduce electricity use and save households hundreds of dollars annually.

Here's what to know

The buyer said seller disclosure paperwork described the condo as having a "new" water heater, but an inspection suggested the unit might already be near the end of its useful life. Unsure how to read the tank label, the buyer asked for help on Reddit.

Replies centered on decoding the manufacturer information. One commenter linked Bradford White's serial-number tool. Another simply answered "2015," which was a date later confirmed by the original poster.

That would make the tank around 11 years old. That is enough to raise concerns, especially if the buyer believed the condo had a new water heater. It also raised the question of whether that age should be viewed as a major red flag or simply standard wear and tear.

The estimate drew sharply different reactions.

"11 years is just a baby for a Bradford White," one commenter suggested. "Mine lasted 30 years, and was still working when I replaced it."

Another took the opposite view: "This is a new era in manufacturing. I would replace my water heater at 11 years if it was at risk of damaging anything when it's leaking."

More background

A water heater's lifespan depends on more than a date stamp alone. Installation conditions, upkeep, brand, and the local water supply can all affect how long a unit lasts.

"Local water quality plays a very big role," one commenter wrote.

In a condo, a leaking tank can damage not only one home but neighboring units as well. Even if a tank is still operating, the risk of an unexpected failure can factor into the cost of replacing it on a buyer's own schedule.

If replacement is under consideration, efficiency quickly becomes part of the equation. Heat pump water heaters use far less electricity than conventional electric resistance models.

The discussion also highlighted the importance of verifying basic details independently. Looking up the manufacturer's serial number or asking local plumbers how long similar units tend to last can give buyers a clearer picture of what they are dealing with.

What can be done?

For homeowners looking at an aging tank, confirming its age and overall condition can help clarify whether replacing it proactively would cost less than waiting for a leak, water damage, or an emergency installation.

Especially in multifamily buildings, some owners may decide an older unit still has time left but add protections such as a drain pan or a leak-detecting shutoff device to reduce the risk if it fails.
