A new-construction home is supposed to feel like a fresh start, but in one attic walkthrough, a Texas home inspector flagged numerous issues, including a separated water heater exhaust vent that could let carbon monoxide spill into the home instead of venting outdoors.
Here's what to know
A home inspector and content creator from Texas Edge Home Inspections (@texas.edge.inspect) showed the attic of a new-construction home in a YouTube video and said: "We found several items that need correction up there, including a separated water heater exhaust vent."
The inspector wrote in the description: "That vent is supposed to carry combustion gases — including carbon monoxide — safely outside."
With the vent in the condition shown, it was no longer sending those gases outdoors as intended. The inspector warned: "As it sits, those gases could spill into the attic instead."
Because the problem was in the attic, it was located in an area many buyers may never inspect closely on their own.
He also pointed out a vent that seemed unnecessary: a flue for the furnace that wasn't properly sealed, and poorly run ductwork.
Fixing the separated water heater exhaust vent means restoring it so combustion gases are directed outdoors, as the inspector described, rather than being released into the attic.
The video also underscores the benefit of having a trained inspector look over a new-construction home.
Where can I learn more?
Carbon monoxide and venting problems aren't limited to new builds. These articles cover blocked vents, faulty installations, and other gas-related hazards that put residents at risk.
• A homeowner woke when starlings blocked the fireplace vent, setting off a screaming carbon monoxide alarm.
• A contractor's improper appliance installation left one homeowner with dangerous carbon monoxide indoors.
• A tenant said the fireplace was leaking carbon monoxide, and the landlord's fix made little sense.
