PropertyShark's 2026 ranking of the nation's priciest ZIP codes found California held the country's top-priced ZIP code: Atherton 94027, where the median home sale price was $10.7 million.

No U.S. county placed more ZIP codes on the 2026 luxury-housing list than Los Angeles County, which had 15 entries.

Here's what to know

As the Los Angeles Daily News reported, PropertyShark built its annual ranking using median sale prices for houses, townhomes, condominiums, and duplexes in ZIP codes that logged at least five sales during the nine months ending in September 2026.

Of the country's 122 most expensive ZIP codes, 69 were in California.

Beverly Hills 90210 led Los Angeles County at $5.4 million and ranked No. 8 nationally. Across the county, the 15 ZIP codes on the list had a median sale price of $2.8 million. Santa Monica 90402 followed at $4.4 million, with Manhattan Beach 90266 at $3.5 million.

The county's remaining pricey ZIP codes spanned coastal, foothill, and central neighborhoods, including San Marino 91108 at $3.2 million, Malibu 90265 at $2.89 million, and Encino 91436 at $2.42 million.

California made up 57% of the ZIP codes on the 2026 list. After California, New York had 20, while New Jersey and Connecticut had seven each and Massachusetts had five.

That was below California's 2019 peak, when it accounted for 73% of the list.

The list reflects documented transactions rather than a full census of every luxury enclave in the country.

What can be done?

PropertyShark's medians combine houses, townhomes, condominiums, and duplexes, so a $2.3 million median in Los Angeles 90049 may reflect a different housing mix than a $2.24 million median in Beverly Hills 90211.

Within Los Angeles County, lower-end examples include Palos Verdes Peninsula 90274 at $2.47 million, La Canada Flintridge 91011 at $2.456 million, and Hermosa Beach 90254 at $2.43 million.

For anyone trying to manage the total cost of homeownership in Southern California, lower monthly utility bills can make a meaningful difference. With Palmetto's help, the average Southern California resident can save 40% on their electric bills, which can add up to thousands of dollars per year. In a market with a multi-million median sale price, that kind of savings can help offset the ongoing cost of living in one of the country's most expensive regions.
