Homeowners in Florida's Wakulla County could have a new way to offer low-cost housing by renting out their in-law suites.

A county advisory committee has recommended allowing paying tenants in the units and doubling their maximum size to 1,200 square feet.

Here's what to know

Wakulla County commissioners accepted the Affordable Housing Advisory Committee's 2026 Affordable Housing Incentive Strategies Report. Homeowners could offer low-cost rentals under a proposal covering accessory dwelling units (ADUs), commonly known as mother-in-law suites, according to WTXL.

Current county code limits occupancy in these units to non-paying guests.

The committee also recommended raising the size limit from 600 square feet, or a third of the main home's size, to half the main home's size, capped at 1,200 square feet.

More background

According to U.S. Census figures, Wakulla County had 33,764 residents in 2020 and an estimated 38,089 in 2025, an increase of about 4,300 people.

The proposals focus on lower development costs and a fresh look at rules for an additional rental option on residential properties. This annual report evaluates incentives to encourage affordable housing.

What's being done?

Affordable homes would be exempt from sewer access fees and permit fees under other committee proposals. The committee also recommended reduced parking requirements.

Brandon Geiger, Wakulla County's planning and community development director, said, "The recommendations identify potential changes to county policies, the land development code and the comprehensive plan that may encourage the development of affordable housing and reduce associated costs."

Geiger continued, "The board of county commissioners may review the recommendations and provide direction to staff regarding which strategies would be further evaluated and brought forward for potential implementation."

Commissioner Josh Lawhon plans to put items before the board for discussion. He also serves on the advisory committee.
